Villa licensing and permits in Bali

Rental licences, NIB registration and building approvals for villas in Bali. We check what your property already has, what it is missing, and handle the applications. Book a consultation and we’ll tell you where you stand.

Overview

Why licensing matters in 2026

Since March 2026, Airbnb and Booking.com have been removing Bali listings that cannot show a valid business identification number (NIB) and accommodation licence, with a second wave of removals in August. At the same time, the provincial government is checking villas for building approvals. A villa without the right paperwork can be delisted, fined or stopped from operating.

A note on foreign ownership

How a villa is held and who operates it affects which licences are possible. Since May 2026, several accommodation business lines are closed to new foreign-owned companies in Bali. We confirm your structure before anything is filed, and we will tell you if a licence is not possible.
FAQ

Frequently asked questions

Do I need a licence to rent out my villa in Bali?
Yes. A villa offered to guests needs a business identification number (NIB) and the right accommodation licence under the OSS system. Since 2026, Airbnb and Booking.com remove Bali listings that cannot show a valid licence.
Platforms now check for a valid NIB and accommodation licence. We review what your villa has, what it is missing, and handle the applications so you can relist.
It depends on how the villa is held and operated. Some accommodation business lines are closed to new foreign-owned companies since May 2026, so we check your structure before anything is filed.

PBG is the building approval that replaced the old IMB. SLF is the certificate that a finished building is fit for use. New builds and renovations need the PBG first, and a villa cannot operate without the SLF.

No. Approval depends on zoning, the property’s documents and current regulations, which change. We tell you honestly what is possible before you spend anything.
